A short, opinionated set of features. We'd rather do nine things well than fifty things poorly.
Charges
Recurring service charge and ground rent per flat, with a complete history of every amount change. Monthly or quarterly. Apportionment shares per flat sum to 100% and are auditable.
Invoicing
Sequential invoice numbering per organisation per year. Recurring invoices generate automatically. One-off invoices have a live apportionment preview and per-lessee overrides. Voids post a reversal entry — the original invoice is never destroyed.
Payments
Record a payment, allocate it to one or more invoices, and watch the invoice statuses derive themselves. Unallocate to fix a mistake without touching the ledger.
Expenses and documents
Outgoing payments with a category, a supplier, and the receipt attached. Documents live in cloud storage and are linked to the expense or invoice they belong to.
Lessee portal
Every leaseholder gets a sign-in: their balance, their statement of account, their invoices, and their payment history. They never see another flat's data.
Lessee changeover
A guided wizard for when a flat is sold: pick the exit date, review the pro-rated final invoice, optionally onboard the incoming lessee, and email final statements to everyone involved.
Year-end accounts
One click closes the financial year, locks the figures, and renders an FRS 105 micro-entity pack PDF plus a CSV export ZIP your accountant can import. Reserve fund movement, per-lessee balances, and a full ledger journal are included.
Reports
Building position, arrears aging, and income & expenditure for any window — all exportable as CSV. The income & expenditure report runs through the same aggregator as the year-end pack so the two figures cannot drift.
Audit log
Every mutating action is logged with the user, timestamp, and a before/after snapshot. The log is read-only.
